Information for Tenants
Hendys are a very reputable property management agency handling approximately 300 occupied properties in the northern suburbs of Leeds. Because we are a privately owned partnership, we have the luxury of only taking on properties which we think will appeal to our potential tenants and at a rent which is realistic. Hendys has membership of the National Association of Estate Agents and all our staff regularly attend their courses to keep up to date with legislation and trends.
Once you have decided on which property you wish to rent, you, the tenants, need to fill in application forms and an administration charge of £90.00 each is required for this. This charge is not refundable.
We also have six months as a minimum for our contract duration. We only deal in Assured Shorthold Tenancies. Proof of identification such as a drivers licence or other photo ID together with a utility bill, council tax or phone bill must be given before any contract is signed and therefore prior to any of you moving into a property.
Properties are only secured when you and your co-sharers, if applicable, have been referenced, a month’s rent and bond have been paid in cleared funds (cash, debit car or bankers draft) and all parties have signed a contract.
You will be expected to pay your rent by standing order.
Please note that all of our properties are non-smoking environments and we must have written permission from your landlord in writing in order for you to keep a pet.
It is in everyone's interest to have regular property inspections and we will inspect the property every two months.
