Hendys Lettings has built up one of the largest portfolios of managed properties in North Leeds. Once instructed by you, we market the property, find the tenants, vet them, do the viewings and get references. We also get the property ready for the tenancy, organise cleaners, the inventory, gas safety certificate, EPC, meter readings, inform the utilities, get keys cut, the contract signed and register the deposit with the TDS. If you live locally and want to manage the tenancy yourself, we will then hand over all the paperwork and the tenants to your care. Most landlords, however, ask for a full property management service where we will collect the rent, pay you monthly, carry out property inspections and with our experienced and trusted contractors, take care of any maintenance issues for your property. We even have a 24-hour number for emergencies so that if there is a flood, fire or famine, we can minimise damage immediately.

At the end of the tenancy, we will meet the tenant whenever possible and scrutinise your property for standards of cleanliness and maintenance, return the bond, take meter readings and inform the utilities of the termination of the tenancy. If you wish, we then market your property, find the tenants, vet them��.you get the picture.

Jac (short for Jaqueline) who is a director and Sarah, will come and evaluate your property for it to made suitable for letting and can, if you wish, organise furniture, or 'dress' it to make it more appealing to shorten the time it is on the market.

If you decide to rejuvenate your property during the time it is under our auspices, such as a new kitchen or bathroom, we can project-manage the works on your behalf.

It is an extremely labour intensive business to run, but we love it. We all regularly attend NAEA and ARLA courses to keep up with the minefield of changing legislation on your behalf and to make sure that the tenancy runs in a fit and professional manner.
